Potterton boilers
Potterton is a long-standing name in British heating. You’ll still find Potterton boilers in many UK homes. Today, Potterton belongs to the same group as Baxi and Main. The Potterton website now takes you straight to Baxi. That’s where you’ll find help, manuals and warranty sign-up.
Potterton boilers today
Baxi still sells one Potterton boiler: the Potterton Titanium Heat. It’s a heat-only boiler, also called a regular boiler. It works with a hot water cylinder, such as a Megaflo. Baxi says it suits homes that need lots of hot water, or have more than one bathroom. It comes with a 7-year parts and labour warranty, and the flue can go out of the top or the back.
The Potterton Assure combi and system boilers came before it. Many older Potterton models are still working too. Look for the name on the front panel or the data label.
Fault codes on a Potterton boiler
Newer Potterton boilers show Baxi-style codes: an E and a number. Baxi’s technical list puts the Potterton Assure Combi and System in with its own boilers. So the same codes apply. The two most common are in the table on this page.
E118 means low pressure. E125 means water isn’t moving round the system properly. Low pressure can cause that too, so check the gauge first. Watch out for E119. Many websites say it means low pressure, but Baxi’s own list says E118. Our Baxi page has more Baxi codes and explains the mix-up.
Older Potterton boilers may use different codes. Always check the user guide for your model.
Finding a Potterton manual
Baxi keeps the user guides for Potterton boilers on its website, alongside its own. Search by your model name, such as “Titanium Heat”. If your model isn’t listed, contact Baxi. Give the model name and GC number. Not sure where those are? See how to find your boiler’s model and GC number.
If your Titanium Heat stops
A heat-only boiler works a little differently from a combi. Your hot water comes from a cylinder, and the boiler heats it. So if the taps run cold, the boiler may be fine. Check the cylinder’s timer and thermostat first.
Many heat-only systems fill from a small tank in the loft, so they don’t need topping up. Some are sealed, with a pressure gauge near the boiler or cylinder. If yours has one, see how to top up low boiler pressure.
A few more checks before you call someone:
- Does your hob or gas fire work? If not, the problem may be your gas supply.
- Is there credit on your prepayment meter?
- Is it freezing outside? The condensate pipe may have frozen. See how to thaw a frozen condensate pipe.
Still no luck? Call a Gas Safe engineer, and tell them it’s a Potterton. Give them the code on the screen.

Common Potterton fault codes
Codes can differ between models and ages of boiler. Always check the user manual for your exact model.
| Code | What it means | What you can do |
|---|---|---|
E118 | The water pressure is low (under 0.5 bar). | Top up the pressure with the filling loop, following your user guide. |
E125 | Water circulation fault. | Check the pressure first. If it's fine, call a Gas Safe engineer. |
Potterton manuals
Potterton puts its user guides and installation manuals on its own website. You can find Potterton manuals here. You'll need your model name. The GC number helps too. Our guide shows you how to find your boiler's model and GC number.
Stay safe. You can reset a boiler, top up its pressure and thaw a frozen condensate pipe yourself. Anything inside the case is a job for a Gas Safe registered engineer.
